Affordability Information

Debt Service Ratio (DSR)

The current general HKMA debt-servicing-ratio cap is 50%; banks may apply stricter standards to an individual case.

Stress Test

The former regulatory test assuming a two-percentage-point rate rise is suspended; borrowers should still model higher-rate scenarios.

Down Payment Requirements

The general prudential LTV cap is 70%; 80% or 90% lending normally requires separate mortgage-insurance eligibility and loan caps.

Loan Term

Maximum 30 years, but limited by borrower's age and property age. Longer terms mean lower monthly payments.

The above calculations are for reference only. Actual approval results are subject to bank assessment.

Method and current regulatory reference

A planning calculation can start with gross monthly income multiplied by a selected DSR limit, less other monthly debt payments. From 16 October 2024, the HKMA standardised the general prudential caps at 70% LTV and 50% DSR. A bank may still apply a lower LTV or stricter underwriting.

InputHow to use it
Gross monthly incomeUse stable income that can be documented
Other debt paymentsInclude personal loans, car finance and instalments
Selected LTV70% is the general reference; 80% or 90% requires separate MIP eligibility
Available savingsUsed to show a down-payment gap, not every transaction cost

Example: test payment capacity before cash

At HK$80,000 gross monthly income, HK$10,000 of other debt payments and a selected 50% DSR, the planning allowance for the new mortgage is HK$30,000 a month. The tool then applies the assumed rate, term and LTV. Insufficient cash for the down payment or costs will reduce the practical budget.

Check cash requirements with the down-payment calculator, then compare repayments in the mortgage calculator. To prepare an enquiry, request mortgage referral information.

Frequently asked questions

Does a 50% DSR mean the bank will lend the maximum?

No. A bank also reviews income stability, credit history, the property, guarantees and its own policy.

Can every first-time buyer select 90% LTV?

No. Higher-LTV lending normally requires Mortgage Insurance Programme eligibility and may involve premiums and loan caps.

Are living costs the same as DSR debts?

No. DSR focuses on monthly debt obligations, while living expenses should be tested separately in a household cash-flow budget.

Does the result include stamp duty and legal fees?

No. Budget separately for tax, legal fees, negotiated agency commission, insurance and contingencies.
