The calculator uses a level-payment formula and assumes the entered rate stays unchanged for the full term. For a floating-rate mortgage, compare at least the current assumption and scenarios one percentage point higher and lower.
The current general HKMA prudential caps are 70% LTV and 50% DSR, while the former two-percentage-point interest-rate stress-test requirement has been suspended. Banks still make their own credit decisions.

Let L be the loan principal, r the monthly rate (annual percentage ÷ 100 ÷ 12), and n the number of months. At a fixed rate, monthly repayment M = L × r ÷ [1 − (1 + r)−n]. Estimated total interest = M × n − L. At zero interest, M = L ÷ n.
For a hypothetical HK$1,000,000 loan at 4% for 20 years / 240 months, repayment is approximately HK$6,059.80 and total interest HK$454,352.79. This holds the rate constant and excludes fees. Bank daily-interest calculations, resets and final instalments can differ.
